One of the most important things you can do if you are behind mortgage payments is take immediate action, according to the U.S. Department of Housing and Urban Development. First, examine how much money is coming in and how much you owe for your various bills. Eliminate unnecessary spending. Contact your lender as soon as possible. Giving the property back could be seen by subsequent lenders in the same light as a foreclosure. Even though it's a voluntary action, it can have a negative implication for your credit.
